3 Main Reasons to NOT Buy a Model Home From a Home Builder


Hi everyone, your Luxury Charlotte Realtor and advisor Sir Ashley and in this video I want to talk about buying the builders model home. Is it a good idea or a bad idea to get the builders model?
So, quite often, I‘ll go out with buyers and we’ll be looking at new construction and looking at house and we’ll run across a builder that only has maybe 2 or 3 homes left and they are selling the model homes, and a lot of times the buyer wants to buy the model. And I get it because the model home is gorgeous, it’s their representation of not only their homes that they are selling but really the whole company and so it looks gorgeous, it’s completely decked out but I don’t really think it’s a good Idea to buy the model home and I have asked a lot of top builder reps this and I have talked to them about this and they are all agree and here is why.

When you go out and buy a brand new home, let’s say the average build time is 6 months and let’s say to get the permit is a month. So, it takes a month to get the permit and they are building the homes 5 months, or the thing on the model home is they want to get that model home up as quickly as possible because they know they can make more sales once the model is up and start making more money.

So, it usually takes the builder around 6 months to build the model house. So, if you figure a month for permitting and then let’s just say 3 month to build the model home. It’s not just the quality of construction would be put into a home you would be buying.
The other problem I see is: Everything is used, or really worn down. The flooring has been walked on by a ton of people, the cabinetries has been opened, the air conditioner is continually running, the hot water heater and while everything looks nice, it’s simply NOT really a NEW home, yet you will still be paying a premium for it.

So, I don’t want to say if that’s the only option available and/or you just absolutely love the floor plan, that you shouldn’t get it but just keep these things in mind when making an offer and remember, you’re pretty much buying a brand new home but it’s not brand new.
